An article on Realtor.com really interested me today! We all know the famous Pennsylvania groundhog, Punxsutawney Phil, did not see his shadow, right?  If his prediction was correct and we do indeed have a warm February, this is recipe for a early spring housing market.  Buyers and sellers need to prepare for this! According to Realtor.com, past data indicates that if February temperatures are above average, then home sales could show a 60% growth compared to 2015. Are you ready?

Aside

I had a wonderful holiday season this year! It started out the week before Thanksgiving with an Appreciation Party that I hosted with my friend and co-worker, Cynthia Lopez. We had all our past clients join us at Texas Restaurant in Richardson for wonderful food, music, drinks and socializing. I also invited my leadership from Alpha Kappa Alpha Sorority, Incorporated, Chi Zeta Omega Chapter where I serve as president.

I attached some of my favorite pictures for you to see. This is an tradition and looking forward to my event next year as well!  Each guest left with a Poinsettia to get them in the holiday spirit along with a $10 token to bring back to use at Texas at a later date.

I hope each of you made many memories this holiday season. I am still praying and thinking about all the people that were affected by the tornadoes last week. If you need anything please let me know!

Happy Days Are Here Again

Favorite quotes from Ms. Ebby Halliday that will forever be etched in my mind!

When I began my career as a real estate agent in 2006, I had no idea who Ebby Halliday was. I only remember seeing her maroon and white signs all around town. It wasn’t until I met another agent in one of my classes who told me about Ebby Halliday and her company that I decided I wanted to work there. I then met Ms. Ebby, signed my name on the dotted line and it has become one of the best decisions I have ever made!

The first time I met Ms. Ebby, she was playing a ukulele while singing “Happy Days Are Here Again.” Who was this 95-year-old CEO who still came to work everyday suited up like she was ready for a listing appointment? Well, I soon learned that she was a lady with a golden heart and an unbelievable work ethic. As busy as she was, she maintained an opened door policy and any of her 1500 agents could stop in and visit with her at any time. She was the first person I knew who stood while working at her desk…even at 95. She drove herself to work daily; until she said people stopped riding with her…she was 98 or 99 at that time:)

When she was 100 years old, she was still very much involved in the decision making at the office. She even fired one of secretaries. After her 100th birthday party, I was helping out with reception at the corporate office. In walked Mr. Ross Perot to see Ms. Ebby. In his hand was a special sword encased in a beautiful frame. Mr. Perot personally stopped by the office to make sure it was hung correctly. I watched as he and Ebby finally found the right location in the foyer for the gift.

It wasn’t until her memorial service that I realized that she was a woman of God. I knew she attended church, many people do, but Ms. Ebby studied the word of God. The pastor of Highland Park Baptist church read the comments about God’s word she scribed in the books that sat by her bedside. She has a building named after her on the campus of Dallas Baptist University and at 101 years of age she made a 3-year monetary commitment to the university, which she fulfilled earlier this year.

In true Ebby fashion, Ms. Halliday planned her own memorial service for her agents, family and friends that was filled with plenty of commentary about her professional and personal achievement. At the conclusion of the service, a video played of her with her ukulele singing “Happy Days Are Here Again.” How fitting this song was at this time. Ebby was happy to meet her maker and to see her friends and family again.

Rest in Peace Ms. Ebby.

Dallas-Ft. Worth #7

According to the Higley 1000, Dallas-Ft. Worth is ranked #7 in the list of wealthiest metro area.  First is New York City, followed by Los Angeles, Washington DC, San Francisco, Chicago and Boston.  Following Dallas-Ft. Worth is Philadelphia then Houston.

Higley 1000 also made a list of the highest income neighborhoods.  They labeled it The Elite 100.  Westlake, TX came in #12.  Many celebrities live there such as Jason Witten, Glenn Beck and Sean Payton’s ex.  Their average household income is $526,590.   Interested in a home there?  Here is one listed for $6,290,000 by the Jeff Watson Group.  It is 5 bedrooms, 6 ½ baths and 2 Garages.  Beautiful!

February 2014 Home Sale Statistics for the Murphy and Parker Areas

The Collin County Association of Realtors posted their statistics for February 2014 Home Sales in the Murphy and Parker areas.   Some of the numbers are interesting!   For example, new house listings this year were only 18 compared to 52 last year.  Yet, this year 19 sales were closed compared to only 17 last year. The average sales price for a home is now $367,362 compared to last year’s $409,827.  A house was on market for 48 days in February compared to 93 last year and 96.5% of the original list price was received!

Year to Date the Murphy and Parker areas have listed 47 homes and closed 43.  Their average sales price has been $376,998.  They have been on the market for 60 days and have received 95.8% of the original list price.

New to the market

Seven homes are new to the market since my February 21st update; one has already gone under contract!

400 Parkside is back on the market after being taken off the market back in October 2010. With its new list price of $244,900, a $40,000 drop from its original $289,900 in June of 2010, this home has positioned itself to sell.

522 Creekside is back on the market after being under contract. This “for sale by owner” property has the longest days on market of 232 days. The list price is still $250,000.

233 Crepe Myrtle is back on the market at a new sales price of $275,000. This home has nice swimming pool and shows relatively well. I suspect the new lower sales price will interest buyers who want a pool.

506 Royal Oak Drive ($290,000), 439 Teagarden CT ($306,900)and 637 Sundown Way ($329,500) are new to the market at bat-your-eye prices.

Under contract

528 Chalk Hill is technically new to market since my last update, however this listing went under contract in 16 days. Way to go my fellow Ebby agent! This home is great of example of price, location and condition helping a home to sell in the least amount of time.
